I'm not a factory selling you one product. I'm an interior designer with 11 years of fit-out delivery in Beijing — I turn one floor plan into a complete, costed, container-loaded material schedule, and I stay on it until it lands.
Send your floor plan $99 sample box →You send one floor plan or BOQ. I return a priced, consolidated package — and tell you how many containers it fills.
Most suppliers sell you one of these. My job is the boring, difficult part in between — making sixteen of them arrive together, in the right quantities, packed so nothing arrives broken.
You get one contact, one consolidated quotation, one loading report. Your sites receive by construction stage, not in one uncoordinated wave.
I review drawings in both directions — factory shop drawings before they reach you, and your drawings before they reach the factory. Most "it doesn't fit" problems die at this step.
Load planning is included. Heavy goods go low, light bulky goods fill the voids. A poorly loaded 40HQ wastes roughly 40% of your freight spend.
This is the whole job. Publish it, because the process itself is the trust.
I take a disclosed service fee from you and accept no commission or rebate from any factory. You receive the factory's original quotation, and you are free to use your own forwarder and your own inspector. Many agents earn 3–5% on both sides — which means the factory they recommend is the one that pays them most.
Eight factories means eight LCL shipments, eight sets of destination charges, five to ten extra days, and repeated handling that breaks ceramics. Consolidated into one FCL, those charges collapse to a single fee. On a 20 CBM project that difference is typically $1,100–3,600.
Ten years in interior fit-out before sourcing. When you hand me a floor plan I can tell you how much tile it needs, which sanitary specifications suit your market, and where the budget should and should not go. That judgement is what you are paying for.
I quote the way a designer quotes: by scope, not by hour. You get one number for the whole package, so you can compare it against buying locally — not against my purchase price.
| What you receive | How it is priced |

| Consolidation, QC, loading & export documents | Included in the package price |
| Freight & insurance | At cost — I add nothing on top, and I show you the forwarder's invoice |
| Commission from factories | None. I take no rebate from any supplier, ever |
Most online suppliers have a website and a WeChat number. I have a room full of actual materials, thirty minutes from Tianjin port.
My showroom and materials library holds physical samples across all sixteen categories — tiles, flooring, sanitaryware, hardware, lighting, panels, finishes — each tagged with code, specification, origin and price in both RMB and USD.
Sample boards group materials into complete schemes: modern minimal, quiet luxury, industrial, tropical resort. You point at a board, I price the whole scheme.

For projects in PNG and the Pacific, my family runs site management locally — so what I specify is checked against the site, not just against a drawing.
Measurements are taken on site by someone who reads your drawings, not by whoever is holding the tape. Local site management means the schedule I ship matches the build sequence — walls before joinery, waterproofing before tiling.
High humidity, termites, salt air, seismic requirements and — on many projects — Australian AS/NZS standards. Moisture-resistant boards, 304/316 hardware, termite treatment, higher cable and waterproofing grades. These are the differences you never see in a catalogue, and they are exactly what a designer is for.
Numbered parts, a photo installation manual, 5% spare hardware, and live video support during assembly. Custom joinery arrives ready to assemble — typically two days on site instead of two weeks of cutting.
An illustrative build-up. Every figure is replaced with real factory pricing once I have your drawings.

I'm Emma, based in Wuqing, Tianjin — inside the supply circle I work with. Carpet is 45 km away, artificial florals 30 km, furniture 40 km, sanitary ceramics 150 km, and Tianjin port is an hour down the road.
My team has designed and delivered interior fit-out projects in Beijing since 2015. That matters for one reason: I read your drawings properly. Give me a floor plan and I can tell you what it needs, roughly what each line weighs, how it packs, and which items are worth paying for and which are not.
I work with a small core team, which is why I show up on site. Every factory on my list is one I have visited, photographed and can return to. Ask to see a facility and I'll go there and send you the video the same day.
On-site support: for projects in Papua New Guinea and the Pacific, my family runs site management locally — so your material schedule is matched to a real build sequence, not just a shipping list.
